Making a Donation of Real Estate

Do you own an investment property? You can donate your property to the Agriculture Park, we’ll liquidate it and use the cash to finish building the park. We’re going to dig a little bit into the details.

  1. You donate your real estate to our fund at the Community Foundation of Central Missouri.

    • You do not have to fuss with real estate agents, negotiations, or anything like that. You take a tax deduction for the value of the property and you avoid paying capital gains taxes.

  2. The community foundation sells the real estate and gives the cash in our fund.

  3. We move the money from our fund at the Community Foundation to our fund at Missouri Development Finance Board, which awards us tax credits for 50% of the cash value.

  4. We sell the tax credits and use the proceeds towards Ag Park construction costs. Our sale of the tax credits boosts the impact of your donation.

If you were to donate us a property of $100,000…

BENEFIT TO YOU:

FEDERAL & STATE TAX DEDUCTION: $100,000

TAX SAVINGS FROM THIS DEDUCTION 42.4% X $100,000 = $42,400 (Assumes highest tax bracket).

NET COST TO YOU: $100,000 HOME VALUE - $42,400 TAX SAVINGS = $57,600

BENEFIT TO AG PARK:

CASH VALUE OF PROPERTY LESS FEES: $94,000

VALUE OF TAX CREDITS: $47,000

VALUE OF LIQUIDATED TAX CREDITS $42,300

CASH VALUE OF PROPERTY $94,000 + CASH VALUE OF TAX CREDITS $42,300 = $136,300

This means that a donation which costs you $57,600 would result in $136,300 in cash for the Agriculture Park. Your gift of real estate can DOUBLE IN VALUE. Wow!
